   COMMON ON ALL TRANSACTIONS:

·        Past two (2) years W-2 statements from all employers

·        Past two (2) years 1099 statements if self-employed

·        Recent Pay Stubs covering the last (30) thirty days for all borrowers

·        Recent two (2) years filed federal tax returns

·        Asset statements, two consecutive recent bank statements (not transaction summary printouts)

·        Recent 401K, IRA, or Mutual Fund Account statements

·        Stock and money market account statements

 

   PURCHASE TRANSACTIONS: Additional documents

·        Fully executed purchase and sale agreement

·        Realtor contact information

·        If you are currently renting, provide 12 months canceled rent checks or the name and address of your current landlord/management company

·        A letter of explanation of any known credit problems

  REFINANCE TRANSACTIONS: Additional documents

·        Your current mortgage statement, copy of the deed, most recent tax bill

·        Home owner insurance information

  OTHER:

·        Document Child support, alimony, separate agreements, court documentation, etc.

·        Self-Employed, own 10% or more of company, provide licensing, corporate tax returns, current profit and loss statements
